The Uniform Appraisal Dataset (UAD)

The Uniform Appraisal Dataset (UAD) is part of the Uniform Mortgage Data Program (UMDP) and will be required on appraisals related to loans sold to Fannie Mae and Freddie Mac. Appraisers will have new requirements for completing the URAR and will be required to use standardized data, abbreviations, and rating systems.This class will provide appraisers with details on the UAD and how it will be used.  Appraisers will learn which blanks on the URAR will be standardized and what is allowed in each blank. Time will be spent on the rating systems for quality of construction and condition and on use of the approved abbreviations. 2012-13 7-Hr National USPAP Update Course
USPAP 2012-2013 is effective from January 1, 2012 to December 31, 2013. This National Uniform Standards of Professional Appraisal Practice (USPAP) Update Course written by The Appraisal Foundation focuses on the recent changes to USPAP requirements for ethical behavior and competent performance by appraisers as well as the application of USPAP in real-world situations.

Appraisal Case Law III
The third in a very popular series, this course presents actual case law related to appraisal methodology, USPAP, current appraisal issues, and appraisal regulatory matters. The course seeks to pull data and decisions from cases for classroom discussion and pragmatic application into students’ daily appraisal practice. Cases contain information on a variety of residential and commercial topics that may include:  AMCs, the HVCC, appraiser’s liability to third parties for errors, geographic competency, effects on value of conservation easements, appraisers as expert witnesses, valuation methods of a sweet potato farm, determining compensation when a public utility acquires a permanent utility easement, the court’s discussion of the income approach in valuing a hotel, and issues and decisions from multiple Appraisal Board hearings. The no-pressure format of this course allows for contemplation, discussion, or learning by mere listening and the interesting methods of presentation have been well received by students state-wide. Please note that this is a stand-alone course; students do not need to complete I and II to have a positive experience in III.

Appraising in Today’s Market Conditions
This seminar focuses on the unique problems facing appraisers today. A brief history of historical events leading up to current turmoil in the market starts the seminar, then moves on to appraiser-specific issues. This includes whether or not to use foreclosures and short sales as comparables; when this might be appropriate or not. The seminar also visits how to analyze seller concessions, and when a cash equivalency adjustment might be needed. Verification of data is also discussed.

The URAR Revealed
This class will provide detailed coverage of sections of Fannie Mae Form 1004, Uniform Residential Appraisal Report (URAR), as well as some coverage of other general purpose residential forms. The class will discuss why we use pre-printed forms and their appropriate use. Suggestions will be made for items to include in the addenda. Common application scenarios will be discussed. Appraisal Laws and Rules
This class, written by the instructor, seeks to update and inform students on many of the regulatory changes that will impact the appraisal profession in 2011. Topics will include significant coverage on the new AMC legislation as well as coverage of the Dodd-Frank Act, the Uniform Mortgage Data Program, NC’s revised Offer to Purchase and Contract form and other laws or regulations. Green Building – Valuing Energy Efficiency

Green building and energy efficiency are major factors to consider and evaluate when estimating market value of a subject property.  This class seeks to provide appraisers, real estate brokers, and others with information, data, and techniques to identify, understand, and measure the impact of these factors. The class will be team-taught. The staff of Advanced Energy will teach the first section on green building and energy efficient building components and trends. Sample of energy efficient building materials will be in the classroom for an actual “hands on” learning experience. The BrightPath team will lead the second part  the class on valuation. Students will be reminded of basic sales comparison theory and the importance of the actions of the typical buyer to the definition of market value.  Case studies will be presented where students will have the opportunity to work in groups to analyze market data and develop appropriate adjustments based on that data. Square Footage and Other Essential Topics

Appraisers today are having their reports scrutinized by many sources, including the Appraisal Board, underwriters, clients, and other appraisers. Certain trends seem to develop in the area that cause appraisers the most difficulty in these situations. The goal of this seminar is to provide quality, accurate, and timely instruction on these essential topics to appraisers at all experience levels. Applying Assignment Conditions to Value Situations

This seminar focuses on identifying and reinforcing application of the SCOPE OF WORK RULE; i.e. “The appraiser must be prepared to demonstrate that the scope of work is sufficient to produce credible assignment results”. Herein, the Problem Identification issues will be specifically addressed – including special assignment conditions. This moves into treatment of Highest and Best Use under the Market Value (or other) premise. Market Trends Analysis and Relocation Appraisal

This is a two-component class. The first component refreshes basic valuation concepts, processes and methodologies. The second component exposes the students to key concepts, terms and techniques unique to Relocation Valuation. The goal of the class is to enhance the analytical skills of the students via the following:

  - Identify the need for an unbiased, third-party valuation professional

  - Reinforce the steps in the Appraisal Process

  - Reinforce thes teps in the Sales Comparison Approach to Value

Developing, Understanding and Defending Adjustments

As technology has progressed the typical appraiser in the field has had minimal guidance at best on how to develop a current market based adjustment even though the tools to accurately perform this analysis are readily available. Often the most relevant guidance is reference to a matched pair analysis we were all taught in our pre-licensing course. A major flaw with this is that live data doesn't work out as perfect as the examples in that course so there is often a gap between the theory in class and the practical reality faced by appraisers in the field. This class is designed to help bridge that gap. This class is interactive. We use an Audience Response System, ARS, so that each member of the class is able to answer the questions as we work through the exercises without the typical singling out of an individual who may or may not have the answer right. Use of the ARS allows us to get a good feel for how well the examples are working and how well the class as a whole is understanding the material in real time. This allows the instructor to revisit or explain any concepts further as necessary.

Appraisal of 2-4 Family and Multi- Family Properties
This course will increase the level of knowledge of the scope of work involved with income-producing properties. This text identifies key elements of market analysis of two- to four-family and multi-family properties and distinguishes which features and characteristics are important to an appraiser’s analysis. Analysis of income and expenses is covered and how this analysis is used in an appraisal of an income-producing property. Appropriate income methodologies and how the appraisal approaches apply to income-producing properties are also discussed. Finally, this text familiarizes students with the Fannie Mae Reporting Form 1025/Freddie Mac Reporting Form 72 and walks them through how to prepare the form, compile required data, and complete the necessary analysis.

One of the fastest growing white-collar crimes in the U.S. is mortgage fraud.  Each year, millions of dollars are lost to this crime. And while it may seem that mortgage fraud affects only those directly involved in the scams, this is not the case. This course examines the various aspects of environmental issues and their impact on real estate. We begin by reviewing Federal environmental protection laws, to gain an understanding of how these laws can impact a property.
